Buying your home in Nova Scotia
One of the most important aspects of settling in Nova Scotia will be your choice of residence; perhaps you may wish to rent initially or as most families will do, find and buy a home prior to landing ready for your move. Real Estate is somewhat different to what you have experienced before in the UK. To start with, most people will use the services of a Realtor (Real Estate agent) whose services are FREE to the buyer; all fees are paid by the SELLER of a property. One of the main differences is that Realtors can show you any property on the open market, unlike the UK. Realtors will have their own listings but are not limited by this; it is quite normal for a UK family to be shown many properties, sometimes over a period of a few days. As a buyer of a property, usual expenses you will incur will include deed transfer tax (normally 1.5% in many areas) and also Lawyer fees. Remember to factor in yearly property taxes. Another option, rather than buying an already established home, will be to build from scratch. This is not as daunting as it sounds as a build will usually only take 3-4 months from implementation.
